If you are looking to earn passive income from home, chances are that you need extra cash and don’t have a lot to spend on starting up a business. Even if you have no money, there are passive income ideas that will generate earnings without making a major cash investment. With a bit of time, effort and patience, you can establish multiple streams of passive income for greater financial freedom in your future.

Our new series will explore five different ways to earn passive income, even if you haven’t got money to invest. While you need to have money to make money, you need to get started somewhere and we will give you several ways to begin.

The first suggestion in our five-part series to earn passive income without any money is to purchase an investment property with no money down. You can get your hands on a major asset with no cash by simply signing a few documents. However, good credit is important to qualify for these type of no money down deals in most instances. Other key elements to successful real estate investing include choosing a solid property that will increase in value without costing you major time or money to fix it and to find a viable tenant fast.

These deals are easy to get into when you are a first-time home buyer, but you may be required to live in the house to qualify for them. You can live in the house long enough to get the loan and then find a reliable tenant to take over, draw the equity out of the house and invest in another property.

If you are not a first-time home buyer, work with a mortgage broker who is savvy about loans that include the down payment plus improvements so you can get into a no-money down deal. You can also assume payments for someone who may be facing foreclosure otherwise. The key is to find a good property with positive cashflow from the beginning so you are earning passive income and not putting out money you don’t have.
